Unless a home is for sale by owner, all sellers have agreed to pay a commission to a real estate brokerage when their home sells and closes. A portion of this commission will remain with the the brokerage that had the home listed and a portion will be shared with the agent and brokerage that you select to represent you as compensation for bringing a buyer.

Using an agent saves you time and money and provides valuable expertise. Since the seller of the home you will eventually buy will pay your agent, putting one to work for you sooner than later makes sense.
